porch floor


This post hasn't had any takers over in flooring, maybe somebody over here wants to tackle it...

I want to refinish my front porch floor, and was considering staining it. The floor is painted wood and is in good shape.

What I'm wondering is will stain with a topcoat be enough to properly seal the floor so it doesn't leak into the storage rooms below? Also, will the floor be too slippery?

What do you think?

The paint will have to be completely removed before staining
It's not an easy task and not a DIY project that I would recommend off-hand

Is the porch enclosed at all? Screens, actual walls?

I realize that I'm going to be knee-deep in paint dust, but I'm going to have to sand the floor regardless of the finish.

There is a ceiling/roof over the porch, as well as a partial brick wall surrounding it; however the rain and snow still find their way onto part of the porch.

Hmmm...
I'd suggest an exterior stain then
And being a floor you'll need something beefy
I'd consider it a "deck" and use deck stain
I can't tell a few things from here, so I can't tell you about the leaking into the storage
I can tell you that if the "floor" doesn't leak, no cracks or spaces, then the deck stain will seal it just fine
Use a good one though
I'd suggest Cabot, but there or other good ones

Usually in cases like this I use Ben Moore Patio Enamel, but that's a paint
If I think of something I used before in a case like this I'll post back
I don't think I've stained a patio in a loooong time

I know staining a porch is unusual, but that's part of the appeal to me.
