We just closed on a house for my son to live in while he finishes college and goes to law school. The basement is all finished, too, and two of his friends will be living down there. The basement floor is concrete; looks like it was acid-washed (maybe?), but has peeled and looks horrible, and the waterproofing people are going to have to trench in it and pour some new concrete anyway, so we need to paint/stain or something this floor when they are done.

My question: What is the best process to paint (or stain) it to cover well and provide a durable finish, and what product(s) should we use? We don't care about a fancy color (rust or grey or green or whatever is fine).

Oh, would also prefer something with low VOCs due to son's allergies.

I've been reading the posts on this site, and really appreciate all the pros and more knowledgeable DIYs that take the time to help!

You can use a solid masonry stain, such as H&C or use a product called Shercrete flexible waterproofer, both sold at SW, we use both depending on the project, we recently used the Shercrete on ate pool deck around an in the ground pool and also used it recently on a concrete floor on an enclosed porch, the solid stain requires etching first and the Shercrete doesent
