Mold/Mildew in bathroom. advide for repainting?

Have some nasty mold/mildew in a tenants bathroom ceiling.

My plan is as follows...

1.) remove mold/mildew with Concrobium spray (maybe do it two times just to be 100% safe)

2.) Prime with two coats of Zinsser BIN (i heard thats some potent stuff)

3.) Paint with 2 coats of semi-gloss Zinsser Perma White (hard to find it though, my local home depots dont have it...maybe order it)

Am I doing it right? Anything else to add?

Hey Sundell, I can't say for the two coats of mildew killer, but I think that one coat of BIN is sufficient, if that's even necessary. Do you have a reason you think the BIN is necessary? I would be sure to rinse any mildewcide well.

As to finishes, BM has some bath paints that would do the job of Perma, if that's easier to get. In fact, I think any paint specifically designed for baths would have a midewcide added. Someone may come along and tell me I'm wrong, but that's what I think. Or you could add a mildewcide to your choice of finish.

thanks for the reply.

BIN: to cover up the stains, and make sure they dont bleed though. at least thats what im thinking. 2 coats is probably overkill. i'll do one and see how it looks.

adding mildewcide is always an option if i cant find permawhite, but i read on previous forum posts here that paints that have the mildewcide added at the factory are more effective than the stuff they add at the paint store. i'll look at DM paints. thanks!

Is there an exohost fan in the room? If not look foward to getting to do it all over again.

Yeah, you either have improper ventilation, or you have a tenant who doesn't bother to use the fan. In either case you have to take care of what's causing the excess humidity. You might want to consider an automatic fan with a humidity sensor that will kick in when needed, even if your tenant is too lazy to turn it on...

installing a fan isnt an option.
no other apartment has that problem...actually, that bathroom in all its years never had that problem. so either, the tenant is using it as a makeshift sauna: taking REALLY hot showers and not venting by opening a window/door, or im guessing it might have to do with the paint...it seems like a basic flat paint (not semi-gloss).
oh well, we'll see what happens.

Ceiling paint is suppost to be flat so the flaws to not show as bad with the light so close.

Mildew cannot be encapsulated with a primer. It needs to be removed, and the source of mildew growth factors (poor ventilation, primarily) needs to be addressed. If mildew is painted over and it re-forms, it will grow through the primer/paint system. Then it all must be removed before proceeding.
