I need help with my Deck


Hi everyone,
I was told by deck cleanig contractor that my deck was not sealed, it was only painted. ...I purchased the house last year.
He told me that once the deck is painted, you cannot sealed and stained...you can only repainted.
The deck floor appear to be turning green (I believe is sometype of moss) and in some areas the wood is releasing so type of Sap.
What can I do???...
What kind of cleaner can I use to clean the green stuff and the SAP?
What is the best paint I can use to repaint my deck?

All info is appreciated....

It sounds like the deck was painted before the lumber had a chance to dry out. This is green pressure treated lumber, or no?? You say sealed, stained, painted. All 3 do the same thing, they protect the lumber from the elements. You obviously like the color of your deck, you would sooner have it stained instead of painted, me too. You would have to strip off the paint and then stain it...

The best cleaner would probably be Zomax
Follow the instructions on the jug
You mix it with bleach

Be careful, as it's a bit whiffy, and will bleach your clothes
I won't even mix it w/o a splash shield over my eyes

I live in an extremely tough environment for decks
The best paint I've found is Sikkens Rubbold DEK
It's oil-based (I believe they have latex also), but it's the best I've found
