Basement walls were dry locked (1 heavy coat) 15 years ago and painted over w/a latex paint. Paint has since bubbled and peeled in some spots. Can walls be cleaned and dry locked again and if so what would the procedure be? If not, how would we fix?
Hi Dmel, welcome to the forum. Unfortunately, drylock will not seal painted masonry. It works by penetrating into the pores. However, you can try scraping the loose peeling paint and giving the exposed areas a vigorous wire brushing, maybe even by machine. Reapply some Drylock to see if that helps. I don't know if it will, but at this point there really isn't anything that I know of to solve the problem, short of excavating the foundation and waterproofing from the exterior. I don't know the lay of your home, but be sure that you're doing everything you can to divert water runoff via your gutters and downspouts. Good Luck.
