Do I need to prime first or will 2 coats be enough?
I had a house (that I am trying to sell) professionally painted on the inside about 2 months ago. Two weeks later I noticed the walls in the upstairs hallway and master bedroom seemed to be "weeping". I went to Sherwin Williams (where the painter had bought the paint) and asked them what it could be but no one there had a clue. So I ended up buying more paint, cleaning up the areas real well, then repainting them after they had thoroughly dried. Three weeks have passed and the same thing has happened again. I've done extensive research and have discovered that "surfactant leaching" seems to be the reason for my problem - the description matches what is on the walls to a tee. Sherwin Williams is no help - all they did was send me a description of what "surfactant leaching" was but did not address the following question. My question is - the painter used flat paint to do the walls so, of course, after cleaning them twice now the paint is beginning to come off. Must I reprime all these areas (quite an undertaking!) or can I just go ahead and give it 2 coats with the flat paint? Also, does anyone have any idea as to how many times this "surfactant leaching" thing can happen? It's getting quite expensive to repaint each time not to mention the time involved. Please, any help would be appreciated.
