Best color for stucco second floor part of office building exterior
The office is in Florida and gets full exposure in the afternoon. I am suggesting a lighter color to keep the heat down, make the paint last and to hide later stucco cracks (they will be treated before painting). It is faded brown now. It is a condo association so the paint contractor is offering no opinion.
I talked to a contractor at the paint store who has been painting 30 years. He said reds, browns and some colors will burn and fade quickly plus show cracks.
I asked him about white and he said it was probably the best choice. Any thoughts? Any other bad colors to avoid?
My space has the largest exposure to the sun and in summer the a/c really runs hard. Some of the people are saying with stucco there is no heat transfer so darker colors are okay.
One final question - my impression is if you paint an older building or house a darker color it looks old and run down. My impression is lighter colors help older buildings look nicer. Any thoughts?

What color and material is the first floor? Flat roof I assume or does it have shingles with some color as well?

The picture is not sharp enough to really see the color but in general it does not bother me and I wouldn't worry about it being too dark. I think it blends nicely with the landscape elements. A muted gray/green might look nice as well. You don't want to go too crazy because that is a lot of mass to have one color.
I do think the building might look better if you flopped the two colors there now. I would paint the second story the color of the first floor and the first floor the color of the second floor.
Right now, to me, the darker color second floor sort of looks like it is floating or resting on the first floor not visually heavy enough to hold it.
I am guessing you were hoping not to paint the first floor though right?
