I would powerwash it. And if it were me I would call the tuckpointing folks in. The are more clumbsy and less caring of paint jobs than plumbers and electricians and will scratch the exterior in a second. Other than that it looks good to go for a coat of ANY primer and paint in one product. One coat sprayed through a fire hose would be perfect.

Chris, what was this once? How did it come to its current condition? Looks it once was something rather special.

I don't know, found it somewhere and saved it. It would have been a beautiful property at one time.
