I live in a small self managed condo and we are preparing to have our parking lot re-blacktopped. The space is about 50'x175' and the current blacktop is a mess. It is 50 years old and has never been redone, only patched and it has thousands of cracks. We will get several quotes for price but I need to know what spec we should ask for, how thick, manner of install, diff in blacktop specs etc. so we don't accept a low bid that will give us an inferior job.

Most of the time I'll hire by reputation and that's what I did on my driveway,
the company does mostly commercial & has an excellent reputation.
Some outfits will purposely under estimate square footage to get the job.
If you do bids don't tell them the sq footage and see what they come up with.
It makes the honest guy look like he's trying to rip you off .
A quality drive is not something you want to get the lowest bid on IMHO.
