We're just starting work (clearing land) on our retirement home, located about 5 miles from Lake of the Ozarks. We're doing something a little unusual. The shell of the 2700 square foot ranch will be a post/frame structure from Morton Buildings placed on a slab. The interior of the 36x75 rectangle will be completely clear span, so I'll have the luxury of placing interior partitions wherever I wish. It will be oriented to take advantage of passive solar gain in the winter, and lots of natural ventilation in the summer. We'll probably go with closed loop geothermal for additional radiant heat and summer cooling. I'll also burn wood, but not sure if it will be a boiler or just a large stove. While I have a lifetime supply of the stuff, it doesn't cut, split, and haul itself to the house!
I will be my own GC, and expect to do a lot of the interior work myself. We have a 30x36 Morton garage on the site, and I've finished the interior of it into a comfortable cabin so I will be able to live on site until the house is finished. I purchased a home and three acres about a year ago approximately 7 miles from Lake of the Ozarks in Eldon, Missouri. My disabled daughter lives on the property at this time. I plan to add on to the property by expanding the home into a possible duplex giviing me living space and income for my daughter when I can no longer help her. I also would like to be my own GC so I will greatly look forward to any advice or experience that comes your way. Take care, Ellen
