Just joined today because my youngest daughter just bout a townhouse in Columbia, MD and I was doing some repair work and ran into a problem with a broken toilet floor flange. I thought I had seen repair kits for those on one of the DIY shows on TV so off to Home Depot and sure enough I got the small one that is supposed to slip under the flange. Problem was that the previous owner had tiled the floor and the top of the flange was flush with the surface. Also the screws were not coming out either. Solved the problem by placing the metal part on top of the flange and screwing it down with two large stainless sheet metal screws. The other problem with those is that it does not provide a way for keeping the bolts from turning so I ran a nut down against the plate and another problem solved.
I am sure there will be more challenges in the upcoming weeks and hope to use the forum as necessary.

Good luck ,and stay strong its a long and at moments stressful but the pay off is great.Im doing renovation my self as well.
