water in crawl space only jan/feb rain
 
Hi there,
in toronto when we have a winter rain day feb. I am getting water in the crawl space. All the rest of the year no issues perfectly dry even hard rain storms. I do know the weeping tile is about 9-10 feet below grade so perhaps there is enough soil between the weeping tile and grade to disperse any rain. Since feb. ground is frozen water goes directly south and comes in and over the footings. I have been thinking of installing an interior weeping tile hooked up to a sump pump. Anyone run into the same issue?

I'm not familiar with the Toronto way of building houses so, what is a "weeping tile"?

hey thurman,

weeping tile is usually a plastic pipe with small slits in it put around the perimeter of a house to take away any water and channel it into the sewage system. It is below the footings of a home which can be anywhere from 4-10 feet depending of the type of house built. In canada all homes have a basement below the frost line as i can see from your location and from what I understand you do not need or have basements.
