recoating/resealing a flat roof


My husband and I have an adobe style home with a flat roof. The home is only 3 years old and we've been told that we'll need to reseal it pretty soon to prevent any leaking (it's already had one leak around a scupper which was fixed). We've heard it's pretty easy, basically mop on the stuff, but I'd like some other opinions. Is it really that easy??

What type of flat roof is on the house?
What is it made of? Asphalt? Rubber? What kind of surface does it have?

recoating/resealing a flat roof


The home is 3 years old and the roof is leaking already? You need a professional to look at it and tell you why this thig is leaking. I would call in at least three roofers who specialize in this type of roof to give you their opinions. It's obvious the initial job was done incorrectly.
Slathering material on the roof is not the answer.
