Picture frame windows

Hi there need some help I have 4 upper picture frame windows. I am almost certain the seals fail on these windows. The reason I am saying this is because there are dirt spots and water marks on the windows and even those we had clean them a number of times on the inside and out side the spots and water marks remain. Also the exterior of the windows have a rubber molding that goes around the windows and the rubber is crack and missing in certain places I guess that's from the heat over time . My question is how hard is it to remove these panes bring them to a glass shop and get new ones made up beside the rubber molding is there anything else that are holding these windows in place ? Any help would be appreciate
