Need some floorplan help


I really need some help fixing this floor plan. It has this weird room in the center of the house and I'm not really sure what to do with it. The load bearing walls are the one that the laundry is up against and the one in between the weird center bedroom and the family room. If any one can offer some suggestions on how to utilize the weird room and modernize the floor plan in a functional way that will help the resale value, I would greatly appreciate it.

A walk in closet in the master would be ideal, and no less then 3 bedrooms. Thanks so much

There is no way that centre room should be a bedroom. Lack of egress during a fire.

I'll give it some more thought...

I'm guessing that the family room and the corner bedroom was added on?

Yeah, I have no intention of keeping it as a bedroom. And yes, the family room and the corner bedroom was an extension added on to the existing basic ranch. Some people on a different forum suggested opening up that weird center bedroom to the living room, but I'm not so sure that a 12X34 foot room would be very functional.

one option would be to get the laundry out of the kitchen.

Thanks a lot for working on this for me - I really appreciate it. I had not thought to relocate the laundry to that area of the house, so that is definitely an option that I'm going to give some serious consideration. I also really like the idea of having an actual dining room and a breakfast nook - had not even thought to do two separate eating areas, and I bet that is popular among buyers.

Really appreciate the help.
