My Great Attic Renovation
I purchased a great downtown building that is well over 100 years old, it has a 3rd floor apartment with a 4th floor attic that is not finished. it has 12 foot ceilings with great old architecture that I would love to keep visible after the renovation.

I want to make it a warm space in the winter and a cool space in the summer. I have researched that i need airflow in the joists and have to cut soffit vents on the outside of the building and have rafter vents installed if I want to have a liveable attic space. I also want to insulate between the floor of the attic and the roof of the third floor apartment.

Just want to hear some ideas or suggestions of what I should or should not do to this space. Both walls are beautiful exposed brick which I want to keep exposed.

Have you contacted your local B.D. yet? They would have final say on the matter; zoning, additional use on the plumbing, floor span and load, egress, stairs, light and ventilation, fire-code between floors, etc.....
