Moisture Barrier + Outside Support Beam ?'s
I have a house that i've been demoing for past month. Entire demo down to bare studs including plumbing/hvac/electrical. Its a 1300 sq ft house that has 400 sq ft of it on a concrete slab. The Other 900 sq ft is on a block foundation and sits 10" higher then the concrete slab portion.
----Moisture Barrier Question----
1. Build floor structure with 2"x6" Floor Joices for adequate room for HVAC and Plumbing to attached garage. (Which in return would make the step from 2 steps down to 1.)
2. Moisture Barrier??? Its one solid concrete slab with block foundation sitting ontop of slab. Im highly considering the spray foam insulation in my exterior walls. Not sure if that would count as a good moisture barrier between concrete slab and sub floor structure?
----Outside Support Beam----
The 400 Sq ft concrete slab add-on is between the attached garage and 900 sq ft block foundation portion. Well the concrete slab that meets the block foundation, there is a gap between the two. There was severe termite damage to the outside 2"x10"? outside plate.
As far as I can see the the block foundation has a 2"x4" sitting on top laying horizontal then the floor joices sit ontop of the 2"x4" with the 2"x10" sitting vertical toenailed into the floor joices as well as the 2"x4".
Width of viewable 2"x10" eaten would be about 10' to 12' with an overall of 26'
1) In order to replace that I would have to build a wall on the outside of the wall undernearth the roof trusses to support the roof before removing sections??
2) Do I have to support the floor joices from underneath in the craw space?
Any help would be appreciated. I can post pictures if needed.

First picture is a graphed to size diagram of the house. Per sq is 2sqft. Each number represents the picture number + direction of shot.
Between the 26' and 52' vertical is the concrete slab 2 dif level add-on.

Picture #70.. Roof Joists are only sitting on top plate about 2". No overhang so gutters are mounted on the house just between the 36' to 52' vertical. I was thinking about building a wall directly on the backside of it to atleast have an overhang on the outside a little bit. As well to match the 26' to 36' vertical depth set.
Do you think I should proceed with this assumption? Kinda frightening knowing that roof joists are only sitting on top plate 2" if that..
This diagram is what type of floor plan im hoping for. Since theres going to be 2 bedrooms in the addon between orig house and garage I will need to supply heat runs out there. However as you can see its a concrete slab so thats why I suggested I should build a floor joist structure out of 2x6's to be able to run piping/hvac to that portion of the house.
Blue squares are representing queen size beds. Just an FYI.
Any input or anything would be much obliged.
