Leaky Basement (kinda long)

I used the search function for this and came up empty. Sorry if this has been beaten to death already!

The house was built in the early 1900's. It's a detatched brick bungalo. The owner b4 me dug out the crawl space and made it into a living space complete with bathroom/ kitchen and utilitty room which walks out to the front of house.

They also built an addition on the back of the house that now acts as living room, with access to the backyard. The 'upstairs' or the original part of the house was divided into 3 bedrooms with the one at the front of the house having access to the front sreps, or the original entrance to the home. It's a very bizzare layout but that is for a whole other disscussion!

Now for the basement walls they used 1x3 strapping, some vapor barrier and covered it with wood panelling.

I want to replace all the paneling with drywall, but first I need to address the leak! As I was peeling back the paneling, I noticed most of the strapping was rotten so it's been leaking for a while. It looks as thought the footing has been slowly deteriorating for some time. There is a gap between the poured 'crete floor, and the block foundation wall, some so large I can put my hand 6" under the wall toward the outside! There are also many cracks in the foundation, some I can see daylight through!

So I called a basement/waterprofing place and they told me I need to dig the outside out down to the footings, spray and membrane the wall, put in new weeping tile, clear stone, backfill etc, and since my neibours house is so close (~3' away) it will have to all be done by hand. At $200/foot it's going to cost upward $8000 to do one side only and that doesn't include the addition at the back.

Is this my only option to stop the leaks? The area between the two houses is cement, and although it's not perfectly sloped or sealed against the house I was hoping it would help.

Again sorry for the long winded post, I'm just trying to give a clear idea of the problem I face.

Yeah sorry, good question. In the above blurb I should have mentioned this is where the small leak is. Where the floor meets the wall at front of the house. The grade goes from back to front, toward the dtreet BTW

I guess what I am wondering is if I can fix this problem by doing some finishing work on the top walk-way between the two houses. making 'it' water proof. Maybe incorporate a drain that leads all water that falls there down towards the side walk. would something like that work??

I had planned on doing a bunch of small reno's this year, but having to excavate the whole side of the house to water proof would blow my whole budget.

Any thoughts?

I am guessing that your new weeping tile system (with sump pump) will cure the problem.
