Hypothetical prefab question.

Im considering embarking on one of the most ambitious and wife estranging of projects. To build a prefab home. Not buy and construct, I mean build the whole shooting match in my workshop then assemble on-site.
The 700sqft coach house home will sit atop a brick custom built garage and serve as our semi-permanent home whilst we rehab the main house (ahem, 5 year plan).

My question would be: does anyone know of a project that can serve as a precedent? I would love to read someone else s experience of building a prefab from scratch.

Don't know where you are located, but your local building dept. might have a lot to say about that project. To say the least, it sounds like a very ambitious project............with lots of pitfalls.

For only a 700 sq ft structure I would have to think about the value in doing this. What is your modivation to go the prefab route?

No kidding! I would have a very hard time performing inspections or granting approvals of a home that was constructed completely off-site. Not a chance.

Lots of homes are built completely pre-fabricated and moved to the site, but it is always done by companies that specialize in doing it. Third party inspectors are often on site to verify and certify the construction of the home is compliant with adopted standards.

Unless you're up for a lot of headaches and are ready to incur a lot of unnecessary costs I'd shy away from such an undertaking. Build it on site yourself or have it built off-site, delivered and installed by a company that specializes in doing so.
