HOW MUCH: for this project?


Hey guys,

One of my friends has a water damage through the roof in most of his 2 story detached 1800 sq ft house. Roof was already fixed. Wood floors, carpet, insulation and drywall moved out.

He knows that I know how to renovate and do it to my house and asked if I can do it. I told him that I would do it for NO more than 10k. His material.

That would include Insulation, Drywall, Compound, Sanding, Painting, installation of Moldings (floor and crown), installation of floors (Laminate or Wood), some tile job, installation of sinks in 2 bathrooms.

How much would you charge for this kinda job without ripping ppl off?

Are you a pro? Are you licensed, bonded, insured? I'm guessing not. I wouldn't hire you.

You are loosing me. I didn't ask if you hire me or not. I asked if its more or less fair price for the job.

FACT: In all of my 3 bathrooms P-traps werent installed. That was done by licensed, bonded, insured.

HOW MUCH: for this project?


With those details no one will be able to assist you----

Write out the complete scope of work----starting with protecting the area--exact abount of demolition to be done---square foot of insulation and type how much is walls and how much ceilings--then the electrical and plumbing---number of openings and whether conduit or Romex--copper or Pex---
Then drywall---exact square foot ceilings and walls---first and second floors---

Then the number of doors--interior and exterior---then the lineal feet of trim--base and casing---paint grade or stain grade-----

Do the same for the floors---prep--square foot of what exact product----

Paint----trim and doors? ceilings and walls---

Switch covers--New outlets? Who handles the trash?

You get us the exact scope---your desired daily wage and we can help a bit---

Thanks Mike,

Demolition was done. Its more or less emty house. Only framing left. Electrical was done and its not my responsibility. Even though I would go with Conduit rather than Romex in residential.

Mostly my job is walls, ceilings and floors. I can't say exactly what footage of walls. Its 1800 sq ft house on 2 floors. With about 5-10% left.

As of daily wage I am planning to work approx 4-5 days a week, 10 hours a day, ask $1000 a week and the rest when job is done.

I am going to do everything by myself except for bringing and lifting sheetrock when owner gonna help me out.

So apparently you're not licensed, bonded, or insured. Then what you're proposing to do is probably illegal.

10 40 hour weeks---not counting tool and travel expenses--without a trained assistant---possible but unlikely---will you need to waste an hour or two shopping each day?

Without knowing the materials to be installed I can't help much.

Go to a book store----get a copy of RS Means cost estimator or National Repair and Remodeling estimator by Craftsman---they will have the typical times for almost all phases of construction---that will let you know what an experience pro would expect to see done in a day----

and don't forget to get permits if necessary. you won't be doing your buddy a favor if it all comes back to haunt him someday.

No way to help you without actually seeing what you are up against. I guess if the demolition is done, you know for sure there is no more water damage hiding? It has a way of seekiing lowest level it can and raising havoc along the way. Anyhow, for good reason and not to put you off, here is the policy of this site. $10K sounds low but you are the one close at hand to the situation.

You know, from observation of some 30 or more years, these are the kind of situations that can really ding up a friendship! Be careful and make sure you are not overstepping your capabilities. Even with friends and these weird under the table sorts of bargain deals, it is wise to specify in writing as if executing a real contract, exactly what is being done. For instance, you mention hardwood or laminate flooring. Big difference in the time it will take you between the options.

And if you are not insured, make sure he is because if you get hurt the medical folks will come after his homeowners or umbrella policy. And do heed the advice to get permits. Since it is flood damage, does his insurance carrier want inspections over and above those of the building department to reinsure the place?

"How much will it cost?" Asking for price estimates here.

If you already gave him the price, what do you want form us who don't have a clue to all the circunstances involved? To me it sounds like a legal disaster. You get hurt, burn the rest of the house down, etc, etc. all for 10 K? No thanks.

I would just break it down into phases, and how long you expect each phase to take:

drywall install, mudding, sanding and cleanup.

painting

flooring and trim

install a couple sinks, other miscellaneous finishing items.

If you really aren't sure then it's not fair to either of you to give a fixed price you pulled out of nowhere. You may want to suggest working at an hourly or daily rate, paid once a week, etc. See how it goes and if he feels he is getting his moneys worth. Just make sure he understands a general time frame for it: IE he may be expecting two weeks and you think it will take six, etc.

As mentioned this is the kind of stuff that can get in between friends, so wise to plan and communicate all this before the work starts.

Hard to estimate without seeing it.

Also already mentioned, most of this work is illegal in most states without the proper licensing.
