How do you check for liens against a property?


I am thinking about buying land at tax sales, but I'm not sure how to check a property for liens. Does anyone know how to do this?

How do you check for liens against a property?


There shouldn't be a fee for you to look things up on your own but if you don't know how then they may charge to do it for you.

Keep in mind there are people that that's all they do is snatch up properties/leins at tax sales and a novice may not have much opportunity.

There should however be a public listing of all properties with outstanding tax liens in a given area. There may or may not be a token fee for them to hand you that paper or tell you where to find it on line.

You can check that out for yourself first by going to the county website and see if the information is posted there. That information is typically in the public domain.

I suppose you have be diligent and go through the paces. Spend a lot of cold mornings on the courthouse steps until one day you know the ropes and can get your foot in the door.

Being a lien-holder doesn't automatically buy you the property.

You can learn about all of this on line and bone-up on the details. It can be easy to do but the laws can be complicated from state to state.

Try Googling "Tax Lien Investments" and see if that gets you there.

I did it for a while but quickly learned I needed to also work regularly to earn a living and I was grossly under-funded to compete with the companies that do it every day. It takes a lot of time at first.

How do you check for liens against a property?


In Missouri, if you buy a property at a tax sale, the original owner has one year to come up with the money to take it back. So you need to hold it as/is for one year. Most here go without bids. Just not worth the hassle.

Here once you have secured the lien you have a prescribed method of notifying the property owner in a timely fashion and giving them ample time to pay you. You can tack on some expenses but it isn't worth the time you have to sit on the lien only to have them cough up the meager funds at the last minute.

It's a crappy business to be in for a lot of reasons. I don't have the heart for it.

Isn't that what a title search is for?
I remember I had to pay about $300 for a title search to get a loan.
