HELP! How should I remodel my bathroom for the highest return profit??
Hi everyone, I'm new to this forum and I need your help!
I am located in Long Island, New York and am thinking of selling my house. I am remodeling some aspects of my house including my bathroom. I need help in deciding what will be the best course of action in order to get the best profit from the house on a whole.
I have three bathrooms in my home. The main bathroom on the first floor now has a tub with shower doors. I am thinking of replacing the tub with a jacuzzi of the same size, since jacuzzis usually increase the value of the home. What I was also considering was to install a separate frameless standing shower as well. This is an extra expense but will it be worth it in the resale value of the home? Any help will be greatly appreciated!!!
To be honest with you, a jacuzzi tub and high end upgrades (frameless shower) really see their returns and their value when they are in a master bathroom.
Aside from that:
A good starting point relates to whether you are going to keep the layout the same.
Whirlpool/Jacuzzi tubs can be ourchase 'free-standing' (a finished front), or built into a base area.
Consider the choices you would like for fixtures thru out the bath. Colors that will work well togther. Tile? if so, what kind and where.
You can save money by doing some of the work yourselves.
Frameless showers are not cheap, but look great. Consider updating your lighting choices, these can make a HUGE difference in the look of any room...

(FWIW - Again, I would not go overboard on the amenities in a home's main bathroom... as opposed to doing 'high-end' upgrades to a master bath....)
If its not the Master bath I wouldn't do much. Im a real Estate agent in NY and think you should upgrade your master bath or kitchen. those are the homes biggest selling points as far as the interior goes. The jucuzzi is a start then you can add some slate stone in there.
