Deck Steps Question


My Deck steps are in need of repair
Basically the stringers are cracked in 2 places
I think the support beam on one side of the steps looks as though its come out of concrete

I need to know if this can be short term quick fixed?

If not can someone give me an honest answer as to what it is going to cost me?

Deck Steps Question


That cracked stringer is because of the knot.

Short term....jack up the stringer and sister a 2x4 to the inside.
Make it go full length instead of just a scab.

The decking boards can be replaced as well as the post if it's in bad shape.

Good carpenter = 1 day + materials

New stairs = good carpenter @ 3 days + materials

Just a guestimate on time for carpenter. Depends on scope.....

ok so my thing is we have the house up for sale, so i dont really want to do anything until we get the inspection or if there is some way we can quck fix to get around the inspection.

The other thing Ive thought of is to delay it until we get an offer and fix it if we get one.

I would want to have that in good repair if I were showing my house. That's got to be one of the first things a prospective buyer will notice and not a good first impression of the house. It would make me as a buyer wonder what else I will find wrong with the house.

You should ask your real estate agent what is the best way to deal with this. You are paying them for their expertise after all. Unless that is, you are selling it without a real estate agent.

..........boy there's always more to the story, huh?

I told you how to repair it.
Fix the stringer yourself.
Do it right away.......

You'll be getting a lot more traffic than usual while people are looking at your house to buy.

All you need is someone falling through that thing during a walk through.

I'm seeing maybe $100 worth of material, w/o seeing the rest of the deck. Looks like (2) 2X12s for stringers,even tossing the treads and replacing with new.

Don't 'rig' it before the inspector comes.

Wont the concrete footings need to be refilled now if we are going to put in new stringers?

Yes, and new bearing blocks under the side stringers with the posts for the guard-rails and handrail.
Also need; 3 stringers, not 2;
closed risers unless 4" under;
stringer /joist metal tie support on correct side of beam;
additional posts if cut stringer span more than 6', 7' for S.P.;
lowered guard-rails so 6" sphere unable;
figs. 27-34 here; http://www.awc.org/Publications/DCA/DCA6/DCA6-09.pdf

May as well bring it up to today's Code as that stringer is fully compromised, do not suggest a "band-aid" sister.

Will be a lot cheaper to pay a good carpenter to redo it, than when someone looking at your place tumbles when the stairs buckle and shatters their ankle...

besides, you can bring in someone for a day to put a bandaid on it,

or bring in a guy for a day or two to rebuild the stairs and take care of whatever other issues, cheaper just to get it done initially. Nice new steps will add value too, add some fancy lights while u are at it.
