I have cold air coming up in a room from the corner of my house, leaving moisture going up the wall.I just replaced the trim in the room and 2 weeks later the nails were showing signs of rust in that corner. The foundation is block, is the vapor barrier on the outside broken or is the wood rotten or is the foundation comprimised. Not a good arrangement. My questin is simple where should I start without destroying the laundry room , ripping half the siding off and without making my wife shake her head, saying I thought you new what your doing

Thank-you
Mike

It could be:
no insulation at the corner studs, air gaps at the sill plates or wall plates, gap around framing in general.

Often, a bit of non-expanding foam, or caulk, will fix the problem. That expanding foam can push things apart, so it is not recommended. For a guaranteed diagnosis, get an infrared picture of the corner. It will pinpoint the problem.
