don't forget to consider that this may (likely) cause your property to be a multi-family use. Your zoning may not allow it. Your taxes will likely increase considerably.
You need to check with your zoning, tax, and building departments before you get serious about this.
You also need to consider the septic system. If on a private system, it may not be adequate for the total calculated load. Health department or building department for those questions (depending who controls it in your area)
