Is it Worth Designing my own home?


I have a fantasy of buying a property and tearing down the house and then having contractors build a new house.

Would it be practical to design a house to my own specifications using 3D architecural software without being familiar with zoning laws, etc. or would I really be better off hiring an architecht (and how much might that cost for single family home?)

Another thing to consider before answering is that I would consider moving the foundations of the house within the proporty limits –without knowing about sewage electical gas/oil connections would this be practical to do on my own?

NO!!!

You must have someone experienced to ask you what you how you live, what you want, what you need and then out the pieces together for the site you have.

Your 3D pictures will look pretty, but they may not really work in the real world (size-wise, function and use).

You need experience so you can protect you from yourself. I learned to homes too late.

It might not be practical, but it is doable. You will have to pay attention to easements, setbacks, and Homeowner Association rules though. The best plan is probably to design it yourself, then turn it over to an architect for a workover to fit the legalities and practicalities. It would probably end up costing you more not to than it would to do so.

JrJ, that is like asking how much does a car cost. The range is from 8 grand for a Hyundi to over a million for Ferrari.

im sure you can find a house plan that you would love by checking with local hardware stores or contractors in your area. when i showed my contractor my plan he already was building houses very similar. we went with his plan and he didnt charge me for new plans. also, tearing down a house can be a project in it self that could add a lot of extra costs to your project. my advice is to find an empty lot with minimal trees and start from there. zoning will answere your setback questions.

At this point the property is not for sale. But there's an old man living in it.

It's in Queens, and I could perhaps put $2,000,000 into it, but would like to pay much less of course for a decent if small single family home. It's the piece of property that I find real attractive.

FWIW - We run into issues MANY times, when: even the architect's drawn up plans are "off" (contain mistakes).
It may be alignments, wall thicknesses and utility lines, etc, etc, etc.
So, if even the pros make a few mistakes on their design plans, you can imagine what a newbi would be in for, in terms of major league issues....

Even if you were qualified, which it doesn't sound like you are, you are putting the cart before the horse. You don't even own this property and if you like it there must be others who will want to buy it if/when it is on the market. Also NY City can be really difficult when it comes to construction.

That said buy some graph paper and start planning your dream house for fun. That way when you do get a property you have something to show the architect.
