Worth building a loft bedroom


Building 2 bedroom home with future option for 2 bedrooms/office in walkout basement. It would be about 20K to add a loft bedroom. Not sure need, e.g., just another guest room. But if don't build - then roof trusses will be made so that not able to do so in future. Other option is to have them build the roof for future expansion - which still costs around 10-12K. Any opinion on lofts - are they worth it?

I wouldn't do it. With the option to ultimately have a 4-br home, $20K more to maybe have a 5-br wouldn't be worth it IMO.

not sure what you plan is, but you must have a minimum of two means of egress from the basement (your stairs down to the basement will count as 1). You also have to have an Emergency Escape and Rescue Opening in an exterior wall for each bedroom. The purpose of this opening is to allow firefighters to be able to make an entry into the bedroom from the exterior of the dwelling.

See this link for the requirements based upon the 2009 International Residential Code (basis for most state or local building codes). You code requirements may differ, check with your local building department.

I assumed that since the two basement bedrooms are a "future option" apparently being provided by the builder, that egress requirements were considered. But in any case, you are quite correct.

Thanks. Egress is not problem in basement as it's a walk out and there are windows in all areas that would be rooms; I'd need to put a window in the loft along with stairs; and have the head clearance - all part of the 20K or 10K if leave unfinished.

if I had the option of two bedrooms in a walkout basement, or doing a loft bedroom ..... I'd go with the walkout option

I think there is value in it. It could be a nice master if you add an ensuite. Or it could be a teenage getway or even an office or playroom.

A second floor bedroom is much nicer than a basement bedroom. It will raise the value of the home more as well.

Nice, but do they meet the requirements for EGRESS windows? I'd almost bet they don't.
