Work Completed Without Permit


Inherited a house from my Dad. Some addition work was done without a permit. (located in Louisiana)

What are my options if I want to sell?

I would call your local building inspection department and lay it all on the table. If you explain the circumstances, they may be understanding. They may make you pull a permit. Would the work pass inspection?

Your other option is to do nothing. If a prospective buyer trys to look up the permit history for the property and finds nothing, the scenario with the building inspection department may not be as friendly.

You may have to disclose the addition not permitted and cannot claim the square footage in the total for the house. You may be able to get it permitted and inspected after the fact.

I would talk to a good Realtor in the area who can provide advice and impact. And then if indicated, talk to the building department about permitting.

I agree with Vsheetz...

Contact a good Realtor or a Real Estate attorney.

You didnt do the work without a permit so you are not liable at this point but you are aware of it.

If the house is sold you'll probably have to sign a waiver of "No known defects" which then makes you liable if you dont disclose the issues.
