weight bearing wall removal contractors


I need to have a soffit removed from a weight bearing wall, install new laminated beam and 2 post . Add framing and dry wall to replace soffit and finish to prime. What is a reasonable price for this work?

Pricing just not going to happen here, or any place on the net that knows how this works.
Need to make some local calls and have someone see the job on site, anything else is just a usless guess.
What to know how to do it then someone here can help.

a reasonable price is what a builder will charge that you are willing to pay .... see this link "How much will it cost?" Asking for price estimates here.

you need to contact some local builders and have them provide you with actual estimates, this is the only way you're going to get any realistic pricing.

Pricing is not given on this forum, but even if it was, how would you expect anyone to bid a job where:

1. The location of the work is unknown.
2. The size of the opening is unknown.
3. The applied load, and therefore the size of the beam is unknown.
4. What floor the work is on is unknown. (you could live in a high rise)
5. The access is unknown.
6. How big the soffit is, is unknown.

Difficult, wouldn't you say?

are you removing the wall or just the soffit? a reasonable price is what a good contractor in your area charges. get at least 3 estimates and references from all. if possible ask to see some previous work and talk to past customers. what it might cost where I live might be half of what you have to pay.
