Waterproofing Garage Door


One of our tenants called complaining about the garage door flooding when it rains, getting to some of her boxes in storage. Yesterday, I went over to install a floor-mounted rubber threshold like we have here at the house (which work well). I realized when I got there that there is a wooden ridge threshold thing that the door hits on. With that said, I can't mount the rubber threshold on the wooden piece. Not even sure it can be pried up.

Any ideas?

Usually the rubber gasket fits on the bottom of the door. Have you tried to do that? And I'll be that wooden ridge "threshold thing" is keeping water in rather than keeping it out. Is that accurate?

does the garage floor slope towards the opening. and is the driveway properly sloped to allow for proper drainage away from the door

Ayuh,.... My 1st thoughts as well,.... I'm guessin', No, 'n Nope...

To the Op,... Caulk the existin' threshold to the concrete...

It's an old house, so I don't imagine the drainage is proper. Would you recommend just a clear silicone caulk?

even if you caulked it, the door still won't be watertite,,, am guessing the wood is probably an old form that wasn't removed,,, either chop it out & do it right OR get a bodacious big umbrella for the property nothing is going to prevent water intrusion UNLESS the drainage is right,,, even ships leak below the waterline we just remediated a leaking door by trenching in front of it & draining the rainwater to the side & downhill after thatthey had a gasket, too
