Water in Crawl Space


I have two similar quotes for taking care of water in my crawl space. Bothe quote what I call "French Drains". One quotes with a 3/4 hp sump pump, the other with a positive gravity drain to daylight. Both quotes are under $3,000 and include poly plastic vapor barrier covering 99.9% of ground.

House is 30 years old, never a problem until this year, water/mud in highest point, some standing water in lower corner. Lots of rain here in central North Carolina. Pooling has now occured twice, both times after very heave rain. Cape Cod style home with no gutters on front of house.

Which will be best - positive gravity or sump pump?

Water in Crawl Space


Gravity drain will work if you loose power, sump will not unless you have a Gen

A Daylight drain if severe flooding may possibly let water in ?

How is the crawl space walled in from the outside weather ?

Scuba Dave,

It is masonry construction (cement block / brick) with standard vents & door.
