We just bought a house in Cali and are kicking back and forth some remodeling ideas. Would love some input before we approach an architect with ideas.

would the following be permissible (in blue)? The existing walls are just shy of 9ft and we want to open up a load bearing wall (currently an exterior, would become an interior) by dropping a big beam on top of the wall.

From my basic understanding of the code, the answer would be no since wall studs a) have to extend from bottom plate to top plate uninterrupted and b) the total height of studs in a 2x6 wall is 10ft (so with bottom and to plates, total wall height is 10' 4.5")

Is there any simpson product & sheathing combo that would allow for the addition of an in-wall cripple wall (? not sure what else to call it) that would allow this? Ceiling joists would sit on top of the beam and on top of the new wall.

yes there are some products, but you'd need a professional engineer to design and stamp your drawings.

excellent, thank you. we of course plan on talking to an engineer, getting plans, etc we're just kicking around possibilities right now. If there are products that will allow for this greatly simplifies some of those possibilities.
