termite damage in top plates, HELP
 
So we are in the remodel from hell. I just thought we were coming around the corner, when my drywaller calls me downstairs and shows me jacked up top plates from termites. It's on the ground floor of a two story home on the exterier load bareing wall. We just had the new nail fin windows installed and we decided to replace the drywall since we had resized windows. In some areas it's really torn up. Others not as bad, we are talking about 40 running feet of double and triple 2x4 top plate. I am assuming that it all must be replaced or at some point the house will start sagging? Makes me wish I never opened a wall.:(

I found about 6 feet of damaged top plate in the kitchen (same wall) but it stopped at the splice so I figured it did not continue for another 20 feet, it appears I was wrong.


Any suggestions?

well, that's out of my league. So what would have happened if I nevremodled and did not discover this, the house would fall?

had the same problem
 
We ripped out 2 exterior wall because they were bad, alot worst than yours. We built a stud wall about 2' inside to support the 2nd floor. we used 2 floor jacks to lift slightly the double uprite studs which had a plate on top. yours looks ok in the picture, you should use an ice pick to see if the wood is solid enough to support what is above. We had to replace the patio door so this worked for us, it was a small family room. We did take down the siding outside and completly rebuilt the 2 exterior walls.

More then likely these are subterranian termites, so they've been eating from the sill plate up. You need to determine where they got in, because that's where the damage will be the greatest. Generally the access points are the doors to the house. I'd start there.
