Survey Plan vs. Survey Map


I see there are a number land surveying related questions here so I hope this is appropriate here. What is the difference between a survey plan and a survey map? I've had two ALTA land surveys completed in the past for purposes of extended title insurance. I've usually referred to the piece of paper the surveyor gives me when he completes the work as "the survey" -- however I don't think that's correct. That piece of paper is either a map or a plan but I don't know which. How do I know if it's a map or a plan -- or are these words used interchangeably. I hear both words used. I've tried to google this but I just can't come up with a clear answer.

Survey Plan vs. Survey Map


More than likely what you have is a plan.

Here in Ontario anyway, a plan can refer to a plan of subdivision, which shows surveyed boundries, numbering and dimensions of lots but not specific buldings.

A Surveyors Real Property Report is also a plan of survey and is prepared specifically to illustrate the location of buildings or structures relative to the boundries of a unit of land.

I've never heard of a 'survey map', but a surveyor will use a map that addresses topography and roads, in order to prepare a survey.

what you have is a plan, a plan of the land area described in your deed.

a map is of a geographic area, such as a map of a town indicating the municipal boundaries.

It sounds like what you have, if I understand what you have stated correctly, is a map showing the results of the survey. In Tennessee, where I practice, we commonly refer to the "drawing" as a plat.

The only way to know for sure is to contact the surveyor that surveyed the property. I am not licensed in your state, so I cannot say for sure. A call to the surveyor would be in order.
