Suggestions Needed


I have a deck that leads from my kitchen on the second story, I would like to enclose it to expand my kitchen

Sounds like a kitchen on the back of walk-out house, correct?

There a few different ways you could accomplish the addition, all of which would require foundation mods.

Is there a full basement under this structure? Does the foundation differ under this part of the house as oppossed to the rest of the house?
If the foundations are the same, I see no reason the foundation would need to be modified. But when you file plans you should be getting some guidance from the architect and the building dept.

Well the first place I would start, other than here that is, would be to contact a designer and go over with that person what exactly it is you are trying to accomplish.

With that information draw up a set a plans, and then meet with some contractors.

Given the information that you have shared with us, I would say you will need foundation work to start with.

This type of addition is done alot. You have to have an architect or engineer come in and see if the existing deck, beam, ledger, posts and footings can handle the addition. Depending on which way the roof runs, that's another thing that has to be figured out. If it will be a gable roof or a shed roof.
