Second floor addition over existing 1st floor.
I am planning on adding a second floor over an existing one story home. The existing foundation is for a first floor only. There is no basement.
I would want to keep the first floor as intact as possible. I am thinking that ther may be a way to float the second floor over the first using pads and beams and or removing stucco and reinforcing exixting exterior walls if needed. I need to use the existing foundation foot print as there are restrictions.
This home is in Los Angeles.
Is there such thing as a frame that can support the 2nd floor that acts as a foundation for it?
I would think LA is in an earthquake zone?
If so you will need engineered plans
If you need the same footprint then you need a staircase in there somewhere. An engineer would be able to design any beams as needed based on the existing house
Anything here would merely be a guess since we don't know your house
