Replace Concrete balcony floor?


I have an apartment building with a balcony that in the centers acts as the roof to the laundry facility. Looks to be thin concrete over plywood. (No HOA etc to contend with here)

I don't have any experience with these and am looking for some recommendations. My starting assumption would be to rip it out, repair the framing structure as needed (TBD) and lay down some new outdoor rated 3/4" plywood.

But where to go from there? Looks like the existing concrete is at most 1" thick.

Is this something your average masonry contractor can handle? Part of the balcony also acts as the ceiling/roofing for the laundry facility and the overhanging sections have a finished ceiling for the lower units so obviously it needs to be waterproof.

Located in SoCal so snow and really nasty weather isn't an issue.
