Repaired brick wall meets vinyl siding leak


Ok this is how we fixed water coming into the basement because the builder took shortcuts and the previous owner must not have minded that there was water coming in the basement.

Problem: The builder put a 1/4 brick wall around the base of the house and the top part of the house is vinyl siding. Where the siding meets the brick water would come in and run down the framing into the basement.

First issue. The top brick should have been angled for the rain to hit and run off away from the house. They only did this by windows on our house. Our top brick was level causing water to sit or run in along the grout lines.
Second issue. Flashing went up behind siding but only came out about 1 inch on the brick. Wasn't making a good seal. Some areas it was even bent upward from the house settling.

Our first thought: crap we need to take the top row of brick off and put it back correctly and bend all the flashing down. Really replace brick? $$$$ not happening

Our fix: Remove bottom layers of siding and flashing. Replace with larger flashing that extended up behind the siding and over the brick top completely. Overlap flashing at least 4 inches don't but it up to each other. Seal flashing to wall with window tape or similar product. (our house doesn't have wrap) Replace siding. Seal all nail holes or any other holes like around the HVAC lines.

ITS FIXED.

Hey whatever it takes to stop the water from sitting on the brick ledge. Can you post a photo of a little closer up?

Here is a close up. Left is before and right is after. Metal flashing is bent up behind siding and sealed against the wall. It makes a cap over the top of the brick. Water won't run under it and behind the wall. It has rained hard and works well.

That is typically how they do that kind of transition. Usually they will install a membrane type flashing and then the metal is for protection/looks. Your repair looks good though and it is always nice to take care of these small but bothersome problems.
