Remodel garage into family room
Okay - we have an older home with a three car attached garage that I want to convert into a family room. There is a step down from the house and I thought I would build up the sub floor with 2x8 and plywood however how should I deal with the moisture that would collect on the concrete floor? Would placing a vapor barrier along with spray foam insulation on top and between floor joist eradicate the moisture concerns?

Plan to then build a garage in front of remodeled space - what is the proper method of tieing in to current garage?

Live in Twin Cities in Minnesota - frost line is 44 inches - typical footing depth if 48 inches

Talk to your local AHJ.

+1. Also consider that all FHA/VA lenders, and probably 95% + of all mortgage lenders require at least 18" (24" minimum is a better number) of air space from the bottom of your floor joists to the ground, or slab in your case. Doing it properly now by pulling the correct permits, and building to code will save you a lot of grief in the future when it's time to sell your home.
