Pool deck cool deck chalking

My friends cool deck is chalking and the paint is flaking up. This is only happening underneath the over hangs. The original cool deck the original cool deck that was laid is about thirty years old. It looks like they added they mixed the color into the cool deck material (white). Every thing outside the eves is solid, even the pad in front of the door entering into the pool cage (which hasn't been painted) He used a 100% silicone acrylic Behr all purpose paint on it. What can we do to fix these sections where the paint is coming up and chalking underneath. It seems like the cool deck underneath is still solid.

Kool-Deck is a marble dust suspended in Portland cement basically used to coat (by means of spattering) a concrete surface. It is applied like orange peel. It is spattered (or dashed) onto the concrete surface and then at the precise moment the surface is drug off with a straightedge. This leaves a texture that allows for plenty of air circulation underfoot on sunny days, Hence: "cool" deck. It doesn't work that well but its purdy.

It should not be painted by the way.

Okay. I've seen that but didn't have any idea how they do it. Interesting.

we call it ' slop trowel ' UNLESS its an expensive home then its called ' hand applied etruscan overlay ' mortex makes the product but, by now, its as generic as kleenex or scotch tape,,, i suspect the color was integral - the ' chalking ' is from lack of a proper sealer,,, he picked the wrong material - his 1st mistake was listening to someone wearing an orange apron,,, as i recall, most pro's thought behr was lousy altho their reputation seems to have improved since hooking up w/big orange

remove that junk & apply a good sealer - we use ' css ' which is the best ( 50% solids & methyl-methacrylate reinforced ) but at $ 55 gal/200sf, most won't pony up the $$$,,, for a next best, try cure 'n' seal avail at any masonary supply house

whether he does this or not, it will be extremely labor intensive & cost a helluva lot more now - franmar's beanee-doo is good as is ' elephant snot ' - he'll also need a low speed buffer, the brush, & several black pads along w/a decent ( 3,500psi-4gpn-turbo nozzle ) pressure washer - expect this is npt the information you wanted to hear but there's no silver bullet after shooting himself in the foot,,, i don't have a dog in this hunt but we do this work for a living - good luck !

if you hear it from a guy in the apron store, be VERY suspicious the mtl/method will work,,, when it time to build something together, they won't answer phones NOR help
