pier and beam construction axcess hole


My builders foundation failed at the city but he still sold the house to me. CROOK....Im disabled but managed to crawl under my home..sick as a dog too..because i'm poorer than church mice..The home has an axcess hole in the back. every where else there are vents. When i got under there i saw a support structure running the length of the home all the way to my left and all the way to my right...All the supports are so tiny that i cant sqeeze thru to see the whole front half of my house. There is noway in anywhere! My foot went through the entranceway floor, insulation came out (bad, i know)..needless to say nobody can axcess the underside of where my foot fell through. My question to all is this? Is it lawful or code that on a pier and beam structure ,(small pier and beam home three bed two bath) that a person cannot axcess 50% of the foudation...I think hes hiding something..i dont know but the insurance co didnt even go under the house to try and see the dang thing..i know its laughable.

Since you don't say where you live, I don't know what laws govern you and your house. Usually, one is supposed to be able to access the whole of the underside of a house.

If your foot fell through the floor, that house is probably not worth fixing. If you are as poor as a church mouse and still bought a 3 bed 2 bath house, you probably got what you paid for.

Well you already have a hole in the floor where your foot went through, go ahead and cut a hole there so you can get under that part of the house and see what is going on. If you are worried some one will fall through the hole cut it good and square and have a piece of 3/4 plywood to put back in the hole until you are finished.

Sounds like it's DIY time. Pick a few spots to cut holes in the floor. Frame up some access holes and install hatches. No reason to freak out yet, until you know what's underneath.

Floors get fixed from above the floor not below.
How about a few pictures?
I'll make a few guesses, the doors threshonld is even with the deck, stoop porch. There's no gutter or at least a deverter over the door.
There's no roof over that area.
A guaranteed way to have it fail.
It's code that it needed to be at least 4" below the threshold.
To fix it right the door needs to come out, flooring removed, an area cut out of the floor, floor joist and rim joist checked and repaired, may have to also treat for mold, blocking installed, a piece of 3/4" Advantec installed, flashing installed under where the door will sit, a sill pan really should also be installed then the door goes back in.

Not sure why you think he's hiding anything, what would make you think that?
In my area we have several organisations to help people out in your situations, may want to check into that option.
When I get to a low center beam I just shovel some dirt out and slide under it.

thanks for all the imput..some were very intelligent and helpful , thanks.. others showed how plain stupid they were (lol..if you have 500.00 and good credit you can buy a home, yuh, you can get er done,yuh, your answer was cheap entertainment pig in a poke!! oh i forgot MASTER GENERAL REENGINEER"..lol) anyway..the reason i suspect something under there is because he sold me this home as a 2011..I found out after the hole incident from urban development ..i got all the inspections that the home was built in 2006! HA, can u believe it? Its a painted turd..lol..I have so many attorneys that want this case for free!!! I cannot cash my home insurance checks for the floor damage because they thought the house was built in 2011 also!!It gets wierder by the day..I just found all this out within a couple days of each other, this started last tuesday...I have quite a story and im 95% sure i'll get a new house under the dtpa act.. if hes not in jail, I cant get my house if hes in jail..anyway, I want to settle out of court, im too sick to take anymore. I think he will..he will have to pay for my attorney theres no doubt about that. 'Thats why all these attornys want to do it for "free"..they know ill win and they will get paid a 40% contingence fee. The reason I did'nt get an inspection is this #1 the house had been inspected by the financial company that gave us our loan.
#2 The home was built supposedly built in 2011.
#3 no money
#4 to ill to care
Would i recommend it ,No way..but it was really a compound problem. If you have ever been seriously ill you would know how i feel. The house has other problems i need to ask about so ill post a new thread. I sent all the ones that helped a thanks.

im broke because
#1 I'm on a LOA from a pretty decent job.

#2 i qualified for a loan because i was working..i have 2 kids in college..but i had to borrow 500.00 for the down....i barely eeked into this house

#3 im saving 200.00 a month on rent since i bought

#4 i relasped with a serious disease

workers comp does not pay for diseases, thank goodness i had temp disability, that expired last month and my specialist just sign a letter that i cant go back to work for at least 3 more months..but they are doubtfull, they are just trying to help me keep my job...after 90 more days ill probably have to do something else.. What is the disease? it effects my muscels.
Anyway, I'm a regular jane that something bad happened to. My husband works at walmart.

Good, keep your spirits up. I spend my life alone ('cept for my faithful dog Indio) in a wheelchair, and I know what despair is.
And I love it when somebody on here says the funniest damn thing and I sit here busting a gut laughing (Indio gives me the weirdest looks when I do that).
For just a moment all the bs goes away and I forget all about this damn chair.
If they only knew how much that one funny little half-liner made somebodies day so much better.
Money can't buy that.
So, here's hoping for high spirits and low costs. Good luck with your access situation, and keep your jumping on the floors to a dull roar until everything is deemed safe for you.

I'm not a lawyer, Sn604s. If I belonged to a church, I would tell my pastor about my problem. She could ask another member who knows about construction to stop by my house and take a look.

I'm usually optimistic, and hopefully the house is sound except for that hole by the front door, but that hole makes all my alarms go off. It takes a lot of water over many, many years to rot a floor like that; how much rain do you get in your part of Texas? I'm concerned that your house might be teeming with termites.

Mortgage company inspectors "inspect" without getting out of their cars, so you can't go by their reports. At this point, if you cannot get it for free, paying for a good inspection might be the best money you will ever spend, if the inspection's finding allow you to cut your losses.

thanks and i think ur right. we have had a drought last three years, but it rained just a few nites ago at 6" in hour and a half..flash flooding amaazingly it can get out off hand real quick. i might call a pest control too. I have alot of ants, tons and i could nt get rid of them..
