OSB smartside Lap siding

I'm residing my store, the old siding is rotting at the bottom in places, do I need to take the old siding off first before appling the new Lap siding or can I just put it over the old stuff?

A picture of what you have now would get some better suggestions.
Siding should never be installed any closer then 6" of grade.
If you siding is already rotting most likly there more hidden damage under it. Rotted bottom plates, wet insulation, black mold in the wall are all common things to find.
Was your old siding installed over OSB or plywood or just nailed to the studs?

Post a picture and I may be able to tell you a better way to do this so it will not rot out again.

I would avoid OSB Smart siding. it is junk. Just wait till one of your field cuts swell and rot. And it is half way up your house and you have to replace the half the siding to fix that board. it swells it rots from the back side out. Most people in the pacific northwest won't put it on their home.
