New home purchase... basement moisture
My wife and I are purchasing a new home. We are first time buyers and have our eye on a home we have liked for a long time. Our only issue is the moisture in the basement. We did our research and know for a fact that footing drains and an outside sealent, such as tar, are not present.
I know that it's hard to ball-park an estimate on something like this, but I was wondering how much it is for those jobs. There would need to be some digging around the foundation. It's a ranch home, about 1700 sq/feet with a full basement. We would like to use this cost estimate in our negotiation.
location will have a lot to do with it, and I hate to bear bad news to you, but adding the drains for a basement after the fact will not be cheap...is this perhaps why the home is for sale? You also didn't indicate if your basement might be a walkout, or is it totally below grade?
Anything we can tell you won't really apply, you need a set of eyes in your area to look this over. Get an independent inspector....it may be the best money you spend.
