New Home Construction - Which would you choose?


Hey all,

Well the wife and I have decided to move and are down to two layouts under a reputable builder in our area. The first model is the Villa Contessa 1 at 2450 sq feet and has a great main floor with large kitchen but smaller upstairs bedrooms. The second model is the Villa Contessa 3 at 2470 sq feet which has a great upstairs with larger bedrooms but smaller main level kitchen ($10,000 more).

Have a look at the following photos of each layout and tell me which you find more appealing. I know this is of personal taste but we are really torn.


Villa Contessa 1 - 4 bedroom - 2450 sq feet








Villa Contessa 3 - 4 bedroom - 2470 sq feet
($10,000 more that Villa 1 - Worth It?)

Why ask us? You're going to choose whatever your wife wants. Seriously though, I would opt for the larger kitchen.

Well, a lot depends on where you will spend more time (wink wink).

Personally, I prefer the second one but I would move the breakfast counter closer to the wall to allow for more kitchen space yet have a place for informal eating.

To me, that provides the best of both worlds...

BUT, as jerry posted, your wife is going to decide anyway so do what it takes to make her happy since we won;t be there and she will.

i agree, second is nicer, move bar closer to breakfast area and i would move living room wall toward dining room, you dont need 18 ' in your dining room

The other posters are right. Your wife will decide. I always seem to persuade my husband to go with the plan that appeals to me. He'd rather give in than hear my mouth. Actually I like the first one better. The kitchen has an island, appears more open. THe LR/DR is more open too. It also has a plant ledge. I love architectural detail, the more the better. There also appears to be more closet space in the master. If you have a choice in the matter choose the "sunken" version. I'd also try and get them to have double sinks in the master bath. Good luck!

I like the first one better, though I spend most of my time in the kitchen, so I may be biased. A thought on the second layout: Isn't the dishwasher kinda far from the sink?

I like the first one better also, as I too spend a lot of time in the kitchen.

But what your wife decides, that is the right one......

I like the 1st, the kitchen is more open to the family room. The second plan looks more formal. I don't like kitchens that are segregated from the rest of the common living areas.
