Need to putnew decking on my deck but...


I need to replace the decking that is in very poor shape before selling my home but I'm curious about one joist. Should I replace the joist pictured? Repair the section there? Or just cover it up? Regards, Geran

EDIT: I can measure it if needed.

Sure looks like there was a fire in that area.
Someone has not maintained that deck for a very long time.
At least the decking and joist will need to be replaced.
If there that bad I'd wonder how the railings look.

Well the previous owner did that and I'm just now getting around to fixing it.

It looks like they dropped a charcoal grill on the deck and didn't realize it until it was too late.

My plan was to replace the decking, railing and stairs. I was really hoping not having to replace the joist because it is currently built into the side of the house without a ledger board.

I have a feeling I'll need to pull a permit and everything because it probably doesn't meet today's code. I can take more pictures tomorrow once I get home from work.

Is a permit required for just a full replacement or does it go for repairs as well?
