Need help sealing foundation leak (townhouse)


Try applying a siloxane based product to the brick veneer. Many people do not know that brick will absorb moisture. And the fact that you say on a HEAVY RAIN you still have a little water.

Do this spray some water on that brick veneer. Does the brick change color like gets darker? Then it is absorbing moisture.

Here is a product by Prosoco that I used. Its amazing. After applying it to the brick(vertical surface) then throwing water on the brick, the water beads up and rolls off like a newly waxed car.

we like prosoco too but there are others on the mkt

if you hear it from a guy in the apron store, be VERY suspicious the mtl/method will work,,, when it time to build something together, they won't answer phones NOR help

Well guys, I actually used a silicone spray prior to cleaning the gutters. I can't recall the product name, but it was purchased at a contractor supply store and it was EXPENSIVE!! After I applied it, I couldn't really judge if it helped because of the gutter overflow problems; however, maybe I'll go back and reapply.

Honestly, since it's only a very, very, small fraction of infiltration, compared to before, I haven't worried too much about it.
