Need help fixing sill plate / rim joist due to carpentar ants / water


Hi All,

The pictures below are from the front of my town house. It looks like I had carpenter ants a while back plus a lot of water entry. How can I fix this?

first of all my understanding of carpenter ants is they are after moisture so first figure out how wood is getting wet and fix that . as far as for the damaged wood. it is hard to say with out being there. i would start by taking a awl or pen knife and jab it into sill plate under floor joist and see if it is still solid and do the same for floor joists.making sure that there is at least 1 1/2 deep of good floor joist resting on sill plate. if they are solid. i would add a board between floor joist one on each side if damaged rim joist to keep joist from twisting but leave it out away from original around a foot so it can be checked for further issues.
then add a fastener to each side of rotted sill plate if not one within 2 feet a lift strap might be your only option if not enough room to get a drill in to drill through sill and into block

Unfortunately, where the water is getting in, is right under the concrete stoop on the front door, no where else. From what I can see, the water is being sloped away from the stoop.

I'm currently outside digging next to the foundation, to get some pictures...

Looking at your basement thread you have some major issues going on there.

I couldn't imagine going any further inside until all of your water intrusion issues are solved first.

check rain spouts make sure they are diverting water away from pad. also can you post pic of outside what you see against house and stoop

As requested... I poured a bunch of water on both sides to see if I could find where its coming from and I see no water in the basement. Only when it rains heavily...

see the dryer vent right of pic does that go through rim joist

Yes, but that is the vent from what used to be the bathroom ceiling fan. No water has been coming in on that side, just where the stoop is...

Do you want pictures of anything else, to help in any way?

no the vent is a reference for height of rim joist. if it was me i would stop digging and concentrate on the door,door thresh hold, and stoop with sealing all cracks with a polyurethane sealant .like sika or quad brands at the box stores. they are not fun to work with thick and sticky but they will hold up and seal best to masonry products. also check grout for cracks that may be letting water in also
are there gutters and if so are they draining

Run that hose under the door--on the top of the porch slab.

The rim joist is behind the brick face---on top of the foundation---

So it's likely that the water is coming from the door or behind the concrete porch--

where old caulking has broke apart scrape off with painters tool or scraping knife if crack is over 3/8 wide use backer rod "foam rope" push into gap then seal with a polyurethane sealant
