Call a licensed building inspector and then hire a lawyer to help you close if you really want this property.

I am sorry, but neither are DIY resources.

Your banker is weird if he/she does not insist on both.

1 man's hovel is another's castle,,, we've been fortunate buying distressed structures such as you describe & have done well financially but that's largely due to knowledge, ability, & experience,,, the primary buying motives for new/another home is location & curb appeal,,, i'd buy anything IF able to name either price or terms.

civilians don't have that option nor would we in our personal home as whatever my bride (nagzilla) wants, she gets
