Ideas for replacing screened-in patio


My husband and I moved into our house in February. After tackling the kitchen and completely renovating it now we're moving onto the screened-in patio.

The patio is about 15x18. The base is cinderblock, the floor is pavers and the actual enclosure is wood that's rotting with corrugated fiberglass roof.
We were originally planning to just tear down the structure but then we realized that it was most likely put up to stop the downstairs room from flooding as our house is a split-level. We've looked into getting a 3-season room but that seems way over our budget and we don't think it would be worth it. Does anyone have any suggestions for what we could put in place of the patio that would keep the steps from flooding or ways we could fix up the existing structure. Not a bad space. Does it show up on your lot plot??? If not, it may be illegal, IE, no permit. You then have a major problem. The foundation looks substantial and should support walls, if it was properly done with footers.

The ceiling grid looks like 2x4's, if yes, kind of flimsey. I don't see where you are, snow load a factor??? That would not have still been standing if it were in our area last winter.

I would concentrate of rebuilding the roof with at least 2x6's, polycarbonate panels would brighten things up, and keep weight down. You could then fill in the sides with inexpensive windows with screens, making it a 3 season.

Hi Bill, thanks for your response. The structure is on our plot. Also, we're in NJ and it did somehow survive this past winter, though I'm not quite sure how.
We'll look into rebuilding the roof with 2x6's. That might be a solution. Thanks again.
