How big is big enough - studio flat


Hi,

I am planning to build 2 studio flats at the back of my house for renting out. The flat(let) will have a small bathroom (shower, toilet small basin) and a small kitchenette (Ikea) with a 2 “burner” hot plate, bench top oven and microwave. The question is how big do I need to make the flat in order for it to be “liveable” and inviting to prospective tenants?

My max internal width will be 3.7m and I have room to move length ways to whatever size I need up to 60 square metres for the whole construction. I don’t necessarily want to go to the full 60 square metres as the cost to me will be proportional to the size etc.

Anyone with any ideas?

Any specific min codes as far as liveable space where you are ?

Check on sizes of other flats being rented out
If too small they may not rent
Unless the price is enough to make it worth it to someone

Best to do some comparative research of similar rentals in the vicinity to see whet size the competition is. Is there a good market for such effeciency units? Often they are more viable in college areas, as month-to-month rentals, etc. more so than longer term rentals.

By the way, for those of us not handy with the conversion......

1 square meter = 10.7639104 square feet.
